Recommendation
Parking space should be provided as per the requirements of different activities.
Hoardings for advertisement will be towards road side only; there won't be any provision of pamphlets for advertisements. Hoardings will be in mono colour.
Greenary space should be provided to preserve natural beauty and its surrounding image.
Community involvement should engaged to develop their own towns as in Nepali sayings: "Aafno gaun aafai banau"(Build-Our-Village-by-Owerselves)

Certain things which is already fixed cannot be changed. For example: Jadibuti herbal complex. In design proposal this area was proposed for integrated office space (governmental office space)


Best utilization of space
By adopting different landuse- this highway potential supports future developments.
As a Urban designer, i suggest this would be the best alternative for the place like Jadibuti node as a future developments (or redevelopment), which not only supports people but also supports urban economy.

This project has a few contradiction relating to the case of highway potential zone.

The land parcels are fragmented for individual purpose for the residence only rather than commercial and recreational activities.


The local people should lease their land for development of commercial and recreational activites rather than fragmenting their land parcels for residence in this proximity area.

Integrated office spaces
We are in federal state process and sooner or later when federal state will be declared, then this node can be established as a central node , due to its high proximity for developments.
Ministry of urban development also bought 14 ropani of land besides jadibuti complex area, so i designed this area as a integrated office spaces which can be linked for – convention centres, business hotels, banks and its surrounding in the proposed portions.

Horns are strictly prohibited in the proposed area
Encouragement to people to follow traffic rules
Noise barrier should be provided for different buildings located both sides of highway.
Environment action plan should be formulated to prevent from pollution and waste disposal
Parking spaces near the roads are charged for the maintainence of area by concerned municipalities

Contradictions: Manhara landpooling project. In this potential zone , this project only focusses for the individual fragemented land parcels for residence rather than defragmentation to support for commercial and recreational activities.

Aim:
Redevelopment of the site area of the Jadibuti node to sustain

Objectives:

Identification of the potential development in the Jadibuti node.

The main objective of this redevelopment proposal is to strengthen the commercial and recreational activities which reflects character, social, culture and identity of the place.

Jadibuti Overview
Historical Background
Sattelite image 1967:
few house are presence there.
Only few foot trails are found on that time. The route was from old Thimi.



Threats:

Lack of urban design guidelines to manage and regulate urban growth in the study area
Limited scope of prevailing bylaws to address improving these strategic location
Slums and squatter settlement
Lack of awareness -destroyed the natural green belts and converted into concrete jungles
River pollution/ sewage disposal



Sattelite image 1992 :
There are variation on landuse pattern near Jadibuti area. Increase in built form like Jadibuti complex. Buildings & streets are the most visual features found on this location.



Weakness:

Lack of pedestrian & foothpath
Lack of commercial centres, business & facilities, parks and green belts.
Encroached by slums and squatters at both sides of land of natural axis i.e Manhara river
Lack of new designs and developments


Development Potential of the Jadibuti Node
The Jadibuti node can contribute in the growth of the Jadibuti towns after giving some following consideration:

Strength:
Good road network/ and a Araniko highway
Linkage to Eastern Terai and China
Airport offers proximity
River corridor: Pedestrian + Museum activities
Present of open land spaces in comparison to other two cities of Valley.
Strategic locations of prominent views ie. Visual spatial image






Sattelite image 1979:
Change in landuse pattern near river axis, and the road network was developed which was linked from Koteswor to Bhaktapur of 2 lane
establishment of Puspanjali hall and establishment of airport as a achievement.
Surrounding ring road was constructed.


Sattelite image 2001 :
Pushpanjali hall, Jadibuti herb complex was found in that area.
The settlement pattern was changed into cluster settlement on the way to Pepsicola chowk.
Children Park was found behind the existing fuel station.
New settlement found near Narephat. Many agriculturable land was converted into building plots.


Sattelite image 2013:
Landpooling project was found to be active in Manhara, Jadibuti area from 2003.
Dense settlement
Squatter settlement was found at 2007 at the bank of Manhara river, Jadibuti.
The road network which is of 2 lane is started to convert into 6 lane highway from Nov, 2008 and end at April 2010.
